You will want to have these items complete or in hand when you come to the closing (please confirm with your escrow officer, as practices vary by state):

  • Seller's copy of purchase agreement
  • Invoices for any unpaid taxes, utilities, assessments, and latest utilities meter readings
  • Receipts for last payment of interest on mortgages
  • Bill of Sale of personal property covered by the purchase agreement
  • Any unrecorded instruments that affect the title
  • Proof of satisfaction of any mechanics' liens, chattel mortgages, judgments, or mortgages that were paid prior to the closing
  • Photo identification (passport, driver's license, or state-issued identification card)

  • Buyer's copy of purchase agreement
  • Cashier's check(s) to make all payments
  • Proof of purchase of insurance for fire, casualty, etc.
  • Invoices for any unpaid taxes, utilities or assessments
  • Photo identification (passport, driver's license, or state-issued identification card)

AS A HOMEOWNER, YOU WILL TYPICALLY BE ASKED TO BRING THE FOLLOWING DOCUMENTATION TO CLOSING:

1) GOVERNMENT ISSUED PHOTO ID OR DRIVER’S LICENSE

2) WIRED FUNDS, CASHIER’S CHECK, MONEY ORDER OR CERTIFIED CHECK
This check should be payable to the Title Company and will include both the downpayment and closing costs. You will be advised of the exact amount prior to closing.

3) HOMEOWNER’S INSURANCE BINDER AND ONE YEAR PAID RECEIPT
This will be required whether or not you have an escrow account set up with your mortgage company for payment. You should have your agent contact our office with information regarding coverage and premium amounts prior to closing.

4) CHECKBOOK
If you are purchasing any personal property, fuel oil, etc. from the seller, this must be purchased separately from your downpayment and closing costs. The Title Company does not get involved in personal property transfers.

5) CLOSING CONDITIONS REQUIRED BY MORTGAGE COMPANY
The lender may require certain documentation be brought in at time of closing such as proof of sale of a previous residence, gift funds from a relative, etc. Your loan officer will advise you ahead of time if there are any conditions  that apply to your closing.

IF YOU HAVEN’T ALREADY DONE SO PRIOR TO CLOSING, BE PREPARED TO DISCUSS THE FOLLOWING AT CLOSING:

1) TRANSFER OF KEYS

2) MOVING ARRANGEMENTS AND TIMES

3) ARRANGE FOR UTILITY HOOK-UPS AND FINAL READINGS
Be aware that the City of Duluth Water & Gas Department will pull the meter if the new buyer has not made application for service by the time the final meter reading is taken. This can result in a meter installation fee to be paid by the new buyer. The Water & Gas Department may also collect a deposit from the buyer if the buyer  does not have a previous credit history. This deposit usually amounts to a 2 month average of the last 12 months  service to the property. This is refunded with interest to the buyer after 12 consecutive months of good payments.

4) APPLY FOR REAL ESTATE TAX HOMESTEAD CREDIT
In the State of Minnesota, if you own or occupy a property as your residence, you will receive a homestead credit  on your real estate taxes if you apply with the appropriate tax assessor‘s office. The date of the sellers' occupancy  or non-occupancy will determine when the new buyer must apply for this credit.
